Our commercial property inspections are generally based on the ASTM E2018 standards and include a thorough, visual inspection of the building and components such as structure, HVAC, paving, roofing, electrical, mechanical systems, plumbing, exterior surfaces, and interior components.
Upon completion of the on-site assessment, our engineer will prepare your written report regarding his or her observations and opinions of the general conditions observed at the time of the inspection. Our PCA reports often include some research into the history of the building and municipal records regarding the property, including any outstanding code violations. . An integral part of the PCA Report is the Replacement Reserve Table, which includes immediate repair costs and long-term (10 year) costs to assist the client in understanding the current building condition and in the development of appropriate budgets to offset future capital repair/replacement projects.
